Tianjin’s First Large-Scale M0 New Industrial Site Breaks Ground in Binhai-Zhongguancun Science Park

On January 8, Beitangwan Digital Economy Industrial Park in Binhai-Zhongguancun Science Park officially broke ground, which is the first large-scale M0 new industrial land project in Tianjin. The industrial park is located in the core area of Binhai-Zhongguancun Science Park, forming a north-south vertical axis development with TEDA manufacturing gathering area, universities and R&D institutions, covering a total area of 251,000 square meters. One of the phases coveran area of 174,000 square meters, and is expected to complete the construction in the first half of 2024. The park will be built according to the development and construction mode of 1/3 market-based lease, 1/3 customized long-term lease and 1/3 enterprise self-construction. Leading industries would be biomedicine, intelligent manufacturing and technology services, integrating new industrial functions such as R&D, pilot-scale experiment, testing, pollution-free production and its supporting facilities to meet the incubation and transformation need of the whole chain of innovative subjects.

M0 new industrial land refers to land that integrates new industrial functions such as R&D, creativity, design, pilot-scale experiment, pollution-free production and related supporting services. It has multiple advantages. Firstly, it cost lower. Secondly, it has a  high supporting ratio, which means the proportion of land area of living service facilities and other supporting auxiliary buildings can reach 30%. Thirdly, flexible division. Combined with the needs of industrial development, the project buildings can be registered, sold and transferred independently in terms of blocks, floors and rooms.
